Make every land decision in Metro Atlanta a 30-second answer instead of a 3-week study.

TORIEE exists because real estate teams shouldn't have to chase scattered public records, wait on consultants, or build spreadsheets to answer questions the data already knows.

Why we're building this

Feasibility analysis on a single parcel can still take a developer two to three weeks. The data exists — county GIS portals, FEMA flood maps, utility easements, zoning ordinances — but it lives in a dozen places, in different formats, behind different login walls, with different update cadences.

Investors screening dozens of parcels a week run into the same problem at scale. Brokers fielding zoning questions from clients can't answer in real time. Even experienced teams quietly accept that "ask the city" is part of every deal.

We think this is solvable. Public records are public. Modern AI can read zoning ordinances. Spatial databases can join parcels to flood zones in milliseconds. The work is making it feel like one product instead of thirty.
